View Article  Tropical Storms Gustav and Hanna.

Gustav has weakened and become a Tropical Storm again and is just off the south eastern tip of Cuba moving WSW at 6 m.p.h. Winds are at 70 m.p.h and the pressure is 988 mb.

With Gustav being over water it will no doubt get back to being a hurricane shortly and the forecast track is at some point entering the Gulf and heading north well to the west of Florida. Hopefully it should have only minimal or no effect on our weather.

Tropical Storm Hanna has just formed in the Atlantic to the north east of the Caribbean and is moving WNW at 5 m.p.h. Winds are at 35 m.p.h. and forecasters are saying it will move towards the east coast of Florida but this is well down the line at present and many things could happen to change things.

I will continue to monitor and report accordingly.

View Article  Hurricane Gustav.

Yesterday a Tropical Depression formed in the Caribbean which quickly became Tropical Storm Gustav and overnight it was upgraded to hurricane Gustav.

It is now just to the south west of Haiti and moving North West at 9 m.p.h. Winds are at 90 m.p.h. and the pressure is 981 mb.

Forecasters are saying it will follow a path to the south of Cuba and possibly intensify to a Category 3 storm later in the week.

They are hopeful it will pass to the south of Florida before entering the Gulf to the west of Florida and then heading to the north. Of course it is too early to make definite predictions and as with Fay it is a question of wait and see.

View Article  Final Up Date - Tropical Storm Fay.

Thankfully TS Fay has moved well away from our area although we are still feeling the effects a little in that we have a stiff breeze. The skies are blue which makes a change from the recent grey and it has not rained yet today.

The center is now about 20 miles south east of Panama City up in the panhandle and winds are still at 45 m.p.h. It is moving west at 7 m.p.h. and so shortly it will be out of the State and dissipate in to a low pressure area.

With the south westerly airflow and the humidity it is expected that some thunderstorms could be triggered later today in this area. After the weekend this should give way to a more typical summer pattern of afternoon showers and storms.

All in all Fay has been a bit special in that Florida does not get this sort of storm often where it meanders across the State. I believe that by the time it leaves it will have made four separate landfalls in the State and lingered for well over a week.

With Fay out of the way the weather is only going to get better for the next few days so there is still time for that Labor Day break at Bahama Bay Resort.

View Article  Tropical Storm Fay and Weather for the week from 08/22/08.

The center of Fay is now to the west of Gainesville, which is to the north of Bahama Bay, and it is traveling westward at about 6 m.p.h. Winds are at 45 m.p.h. and the pressure is 996 mb.

Because of this the outer bands are crossing this area and producing rain showers and squalls. Wind gusts can get up to 35 m.p.h. In fact it has rained here all morning not heavily but just steady. The skies are once again grey and the forecasters say this will continue today as Fay is moving so slowly towards the Gulf.

As far as the weather is concerned for next week to a certain extent this depends on Fay and how it acts. Generally they are saying today will be wet and tomorrow, Saturday, the rain chances will still be at 70%. There will then be reduced chances to 50% Sunday and then 40% for the rest of the week. This is a more normal scenario with late afternoon showers or storms predicted.

Temperatures will be in the mid 80's to low 90's throughout and lows at night will be in the mid to high 70's.

Now turning to the Atlantic there are a couple of areas that are being monitored at present as they show signs of possible development down the road. These areas are in mid Atlantic so a good way from us.

As at the 8.00 a.m. advisory this morning TS Fay is stationary about 20 miles east of Daytona. Winds are at 60 m.p.h. and the pressure is 994 mb.

Forecasters are expecting the turn back across Florida imminently but are uncertain of the track and the timing. If it tracks further North then it will probably weaken but if it stays South and reaches the Gulf waters it could strengthen again when it gets there but the good news it will be heading away from Florida.

It has been a mainly wet morning here in the vicinity of Bahama Bay Resort with gusty winds and cloud. I expect that will continue for a little while yet. Hopefully by tomorrow we will be getting rid of Fay one way or another.

The center of circulation is now over on the east coast around Melbourne and Cape Canaveral and winds are at 50 m.p.h. and it is moving slowly north at 4 m.p.h. This could take it over the Atlantic for a short time where it could strengthen a little. It is then expected to at some point turn to the west back over Florida. Problem is when is this going to take place and how sharp will the turn be? It is going to happen because another front to the north is coming south and will effectively steer Fay back our way.

This means another soaking similar to what we have had recently.

Today the weather here close to Bahama Bay Resort is grey and showery with a little wind. Looks as though this is likely to continue for another few days.

Out in the Atlantic forecasters are still looking at two more areas that could develop in to something down the line.

TS Fay made landfall well to the south at 4.30 a.m. this morning and has moved inland but maintaining the same strength.

The latest update shows movement NNE at 9 m.p.h. with maximum wind speeds of 60 m.p.h. and pressure at 986 mb.

As regards Bahama Bay forecasters think we can expect rain and storms later today with Fay passing to the east. It could get out in to the Atlantic where they think it could intensify and then come back towards Florida as another front pushes in that direction. We could be under its effect for some time this week.

As I look out the window it is blowing a little the sky is grey and we are having a shower. In line with the previous paragraph I expect things will get a little worse later this afternoon.

Forecasters are already looking at two other areas out in the Atlantic which could develop as time goes on.

I will continue to update through the week.

Tropical Storm Fay is now just to the south east of Key West and moving roughly north north west at 12 mph.

Winds are at 60 mph and the pressure is 1002 mb. It has strengthened a little but is still a Tropical Storm.

At some point forecasters are saying it will take a turn to the east across the Gulf coast of Florida but it cannot yet be predicted when this will take place nor in what area. It really is a case of watch this space.

I expect the Bahama Bay area will soon start to feel the effects of Fays outer bands that is with rain and a strengthening of the wind.

I mentioned in my last weather report that it was possible a Tropical Depression could form in the Caribbean around Haiti and the Dominican Republic. Well it did and it has now progressed to a Tropical Storm and has been named Fay. It is the sixth named storm so far this year.

The center is just to the south west corner of Haiti/Dominican Republic and it is traveling roughly west in to the Caribbean to the south of Cuba. The longer it stays over water there is a possibility it will develop in to a hurricane. At present winds are at about 45 m.p.h. and the pressure at 1007 mb's.

Forecasters are saying at some point it will take a turn to the north and its projected path is at present lying across Florida although it could go to the Atlantic side or the Gulf side or up the middle.

I will keep you posted over the coming days. It is expected to be in the general Florida area on Monday/Tuesday.

 

View Article  Weather for Week from 08/15/2008.

The early part of last week was quite nice with sunshine but from the middle part things have changed and it has been grey with numerous showers about and a few storms. This has all been due to a cold front coming down in to the area which hasn't changed temperatures at all but it has brought dark skies and rain.

Today, Friday, is a case in point where it was very sunny early on but now, midday, the cloud is back and we have already had a couple of heavy showers. I expect this trend will continue for the rest of the day. Having said that it is warm and humid.

Rain chances this week, after today, will be around 50% and forecasters are saying it will be the more traditional summer trend with rain and storms in the afternoons.

Temperatures will be in the high eighties to low nineties all week and lows at night will be in the mid to high seventies.

There are three areas in the Atlantic that are being monitored at present. a Tropical Depression could form in the Eastern Caribbean which is traveling roughly westwards. There is another area behind this which is being watched where development is possible and behind this a strong wave has just come off the African coast. I will keep an eye on these and report accordingly later. Whatever happens they are all a good way off from our area.

View Article  Monthly Bahama Bay Resort Property Report - July 2008.

Generally it has been a quiet month for sales and there are now 24 apartments for sale across all types. Breaking it down there are four San Salvador's from between $125000 to $215000, five Andros from between $129000 to $164950, twelve Abacos from between $119900 to $250000 and one Gran Bahama at $224950.

Closings have continued from the good sales in previous months and of these five have been San Salvador's at between $109900 and $145000 giving an average sales price of $124880. The other three were Abacos apartments at between $110000 and $165000 giving an average sales price of $137660. Of those remaining to close there is one San Salvador, one Abacos and one Andros. I shall report on these next month.

Bahama Bay Resort is still providing good investment opportunities at competitive prices. When you consider the excellent facilities, the spacious layout of the Resort and the landscaping which is kept in great condition everything is there to provide a superb package. It deserves checking out and even if you don't want to buy it is ideal for that vacation.

Just a bit of news to let you know that Bahama Bay Resort has grown by five more buildings and whilst not all the apartments are available at present I expect they soon will be.

This has meant that there is now a fully operational additional heated swimming pool in operation making a total of five pools now on the Resort. This one has a spa as well.

There are now 530 units on the Resort and those in the five new buildings above have elevator access as well as stairs.

Some of these buildings have a good view over a brand new pond as well and look towards Lake Davenport.

View Article  Monthly Bahama Bay Resort Property Report - June 2008.

Sales last month were well up and I think it is true to say that things have slowed a little this month. However there have been a number of closings and generally the closing price has been below the listing price for instance an Andros apartment was listed at $132000 and sold for $130000 and an Abacos listed at $129900 sold for $126000. A San Salvador listed at $121600 sold for $112000. There have been no Gran Bahama apartments sold. A couple of apartments did beat this trend and sell higher than listed but they were bank owned and they have gone for the highest offer.

At present there are still a further 10 apartments to close.

The Multiple Listing Service has 24 apartments listed across all types. There are 5 San Salvador's from $119900 to $215000 and 7 Andros from $129000 to $169000. 11 Abacos apartments from $133500 to $250000 and just one Gran Bahama at $215000.
