DisneyQuest.
by
Philip Salmon
on Sat 15 Nov 2008 11:27 AM EST
Situated in Downtown Disney this attraction has five floors of of video games, virtual reality rides, arcades and flight simulators.
It is worth a visit and could easily fill half a day if the weather is bad or if the weather is good if you are in to this type of attraction.
When my wife and I were there just recently it was very popular and had attracted people from six to sixty and they all were having a great time.
Bahama Bay Resort is only a short drive from this attraction so make it your center for your stay in the Disney area.

Blizzard Beach.
by
Philip Salmon
on Sat 15 Nov 2008 11:16 AM EST
Blizzard Beach is themed to look like like a ski resort and it has a ski lift and snow capped mountains. It is the home of Summit Plummet which is a free fall slide of some 120 feet.
Essentially Blizzard Beach is a slide and raft water park and is worth a visit if only for half a day. Car parking is free although you do have to pay to rent locker space for your bags and clothing. There are plenty of places to lounge and sunbathe. Be prepared for a wait at some of the slides.
Check out Run - Off Rapids with curving slides and Teamboat Springs which increase speed the more people you have on your mat.
Remember Bahama Bay Resort is ideally situated only a short drive from this attraction.

Weather Update for Week from 11/15/2008.
by
Philip Salmon
on Sat 15 Nov 2008 10:58 AM EST
After a week of warm but somewhat humid weather things are going to change over night tonight. A cold front is slipping towards the State and this will significantly drop temperatures.
The passing of the cold front will increase rain chances to 40% although I believe there will only be one band of rain so it should pass quickly. After that it will be mainly dry for the rest of the week.
Temperatures today are expected to peak at about eighty but from Sunday onwards peaks in the middle to high sixties will be the norm. Thursday and Friday should bring an improvement to the low to middle seventies. What about night time lows? These will be in the forties for the major part of the week with an improvement later to the low to mid fifties. If you are vacationing here next week then some warm clothing for the evenings should feature in your luggage.
Forecasters are saying the skies will be mainly clear with some cloud from time to time.
There is no Tropical activity to report at this time in either the Atlantic or the Caribbean.
Although it will be cooler this is a great time to be in the Disney area where the festive season is beginning to feature. So make your reservation now at Bahama Bay Resort.

Visit to Epcot - 31st October 2008.
by
Philip Salmon
on Sat 01 Nov 2008 12:01 PM EDT
We had the opportunity to visit Epcot on the kind invitation of our next door neighbor who is a Disney Cast Member.
At present the Wine and Food Festival is going on and will be until 9th November. This is where you can sample foods from different parts of the as you walk around World Showplace. It is not free but on the other hand it is not at all expensive and you can purchase glasses of wine and beer to go with your food and these have been chosen to compliment the dishes by various Disney sommeliers. In addition you can watch cookery demonstrations go to wine tastings and book signings by some famous chefs.
Additionally they have a Show which is called Eat to the Beat at the America Gardens Theater and on this occasion the Atlanta Rhythm Section was playing. They were great and good value. The two guitarists were exceptionally good and the lead singer had a great voice. All in all a very enjoyable half hour show. Check out my photos titled Atlanta Rhythm Section.
We went to some areas of Epcot where we had not been before and had a look at the Innoventions section and then on to a boat ride through the agricultural lands of America to learn how crops are produced and at the new ways they are using to grow crops. Not your usual Disney ride but very interesting nevertheless and we learnt something in that we did not realize Disney were in to this sort of thing but with their partner Nestle they obviously are.
Then back to a more normal ride where we watched the Adventures of Nemo whilst riding in a clam shell through an underwater world. Here apart from Nemo and all the other characters we also saw sharks and dolphins.
It was now getting on in time and we had a short journey to make to The Wilderness Lodge where we had reservations for dinner. This is an up grade Disney hotel and we were interested to see it as we had heard so much about it. On walking in there my breath was taken away. It was like walking in to a Log Cabin except the dimensions were enormous. The ceiling was extremely high and the lights had scenes of buffalo and Indians. The seating area was vast and just like a log cabin. There was an enormous fire place with the fire going and rockers to sit in. At the far end from the entrance there is a bubbling water source through rocks and the water passes under the Lodge wall and forms a stream outside that meanders through the gardens and over a waterfall to the swimming pool at the bottom. The garden area is surrounded by the hotel itself and the rooms all have balconies overlooking it. All in all just like the real thing.
We ate in the Artists Point restaurant and the food was really good. I had Buffalo which was tender and cooked just right and the ladies both had Plank Salmon which they said was succulent and very tasty. The service was attentive and the food very nicely presented. The portions were not large but after a three course meal we found ourselves well satisfied.
This was a memorable afternoon and evening which I hope we shall be able to repeat again sometime in the future.
Bahama Bay Resort is only a short driving distance from Disney so it is the ideal center for your stay.

Don't forget that clocks go back one hour tonight.
Get out and vote on Tuesday November 4th. Both Presidential candidates have worked extremely hard to get to this date and deserve your support and votes.

Weather Update for Week from 11/01/2008.
by
Philip Salmon
on Sat 01 Nov 2008 11:13 AM EDT
The earlier part of the week was cool but I am pleased to say it is now beginning to warm up again. This latest cool spell was very early in the year and I hope this trend does not continue.
Temperatures over the next week can be expected to be in the high seventies and low eighties and the lows at night to be in the low to mid sixties. This is certainly more like it and hopefully last weeks lows in the forties and highs in the mid sixties can be forgotten for a while.
There is another front coming through but this will not be a cold one. Today, Saturday, rain chances will be about 10% increasing to 40% tomorrow and then back to 30% on Monday. After then forecasters are saying it will be mainly dry.
There is no Tropical Activity at present and now we are in November things should wind down to virtually nil. However Hurricane season goes on until the end of the month so forecasters are still watching the Caribbean with nothing expected to form in the Atlantic.
Still good to be at Bahama Bay Resort so make your reservation now.

October Apartment Sales and Listings Report.
by
Philip Salmon
on Mon 27 Oct 2008 11:51 AM EDT
A couple of new sales have taken place during the month and both are of San Salvador apartments. At present they are pending with closings either in November or December. There are still two other San Salvador apartments where closing appears to have been delayed for whatever reason which I have reported on before. I shall continue to keep a watch on these and report again next month.
These sales have been replaced by additional apartments being listed and there are now 27 listings on the Multiple Listing Service from which this information is extracted. There are 4 San Salvador's listed between $118,500.00 and $215,000.00, 5 Andros at between $129,000.00 and $164,950.00, 14 Abacos between $124,500.00 and $250,000.00 and lastly 4 Gran Bahama apartments at between $169,950.00 and $229,000.00.
The new sales are encouraging but I would have expected this as now is a good time for sales prior to the upcoming holidays when I suspect things may quieten off again pending what we all hope will be a better year.
Bahama Bay is a prestigious Resort and the above listed apartments offer a good cross section of availability across the board. Do not hesitate to call or email if you feel I can be of help with advice or to act in a sale or purchase.
Properties have been listed and sold by various MLS participants and were taken from the Orlando MLS for 27th October 2008.

Sales Slow Again During September.
by
Philip Salmon
on Sun 28 Sep 2008 11:44 AM EDT
September has been quiet from a Real Estate point of view at Bahama Bay Resort. There has been little coming on to the market and more disappointing is that there have been few sales.
As at today there are four San Salvador type apartments listed at between $115,000.00 and $215,000.00, four Andros between $129,000.00 and $164,950.00, thirteen Abacos between $124,500.00 and $250,000.00 and four Gran Bahama between $175,000.00 and $229,000.00. That makes a total of twenty five apartments available at very competitive prices so there is plenty to suit all types of requirements and situated on this prestigious Resort complex.
On the sales front there has been just a sale of an Andros type apartment at $132,000.00 having been listed at $150,000.00 and an Abacos listed and sold at $119,000.00.There are two pending sales of an Andros and a San Salvador and I will report on these next month assuming they proceed to closing. The one for the San Salvador is the one I mentioned last month and which has not yet closed.
If you need advice on sales or purchase then please do not hesitate to email me. As a Licensed Realtor in the State of Florida I can also act for you in any sale or purchase you might be contemplating.

New Breakfast Menu at Tradewinds.
by
Philip Salmon
on Tue 16 Sep 2008 11:24 AM EDT
Gone is the Buffet style breakfast at Tradewinds Restaurant at Bahama Bay Resort and in its place is a brand new A La Carte menu.
I understand it was successfully wheeled out last weekend. Have a look at the specimen menu at Breakfast A La Carte opposite.
Tradewinds has undergone a lot of changes of late and all of them have in my opinion improved both the restaurant and the experience you will get when you visit. All this is on site so you never have far to go and don't have to think about drinking and driving!! The prices are very reasonable and the outlook is great so give it a try it is open for breakfast, lunch and dinner seven days a week but check for times.

New Buildings At Bahama Bay Resort.
by
Philip Salmon
on Thu 11 Sep 2008 11:20 AM EDT
I have taken some pictures of some of the new Buildings at the Resort. Have a look at them at "Bahama Bay New Buildings"
Not all the apartments have been released for rent but some have. The Buildings have elevators and the Resort has also incorporated a swimming pool in the area for your enjoyment. By the way that now makes five pools altogether.
I hope you enjoy the pictures.

Breathless 2 at The Boardwalk.
by
Philip Salmon
on Sun 07 Sep 2008 04:22 PM EDT
Let me first of all explain that The Boardwalk is a Disney Hotel situated next to Epcot and on the banks of a lake which you can also see in Epcot. One side of the lake shore is given over to The Boardwalk which has shops and restaurants and as you walk round you can also see the Swan and Dolphin Hotels and next on round is The Yacht Club Hotel and next to it The Beach Club Hotel. I suppose it is about three quarters of a mile round. There is a white sand beach (No Swimming) and of course being a lake there are boats for hire. These vary from small two seater speed type boats to larger party boats which can also be used for fishing parties.
One of the real attractions is Breathless 2 which is very definitely a speed boat going by the wonderful throaty roar that comes from its engine compartment. The boat can be hired by the half hour or there is a longer cruise available and for that you also get a driver. Basically it is a trip round the Lake and then off down to Hollywood Studios via the canal along which can also walk or jog if you are feeling energetic. Once in the canal the boat can be opened up and it makes a great scene traveling down with the wash and waves coming in to shore. As I said before the sound is great.
Have a look at the Photo Album (Breathless 2) to get a feel of what goes on.
The Boardwalk is worth a visit for a few hours and you can get in to Epcot from there if you wish.
If you are staying at Bahama Bay Resort it is only a short drive to The Boardwalk and once there all the other attractions at Disney are within easy reach.

Redesigned Outdoor Dining at Tradewinds Restaurant.
by
Philip Salmon
on Sun 07 Sep 2008 03:55 PM EDT
Tradewinds Restaurant at Bahama Bay Resort has long had an outside but undercover eating area. This has been redesigned and have a look at the pictures in the photo album (Outside Dining At Tradewinds Restaurant) to get an idea of how it now looks. It will be known as Vistas Tradewinds Patio.
I understand that it will be mainly for adults with a child age limit of 10 years and it has a great outlook towards the pool area and beyond the white sand beach and beyond that beautiful Lake Davenport. I am told it will initially be open only for dinner.
When you are next at Bahama Bay please check it out and I hope you find it an enjoyable experience.

Quiet Month for Sales.
by
Philip Salmon
on Fri 29 Aug 2008 11:44 AM EDT
This has been a quiet month for sales with only one San Salvador having sold which was listed at $125000. I expect this will close next month so fuller details will be given then.
A couple of apartments have closed during the month one being a San Salvador listed at $103900 and sold at $97000 and an Abacos listed at $134800 which also sold for that price.
There are 24 apartments now listed on the Multiple Listing Service. These are comprised of 3 San Salvador's at between $115000 and $215000, 6 Andros at between $129000 and $164950, 13 Abacos at between $124500 and $250000 and two Gran Bahama's one at $199950 and another at $224950.
There is plenty of selection available on this prestigious Resort ideally situated for Disney and all the other attractions in the area.
If you feel I can help with advice or selling or purchasing an apartment please do not hesitate to call or email.

Monthly Bahama Bay Resort Property Report - July 2008.
by
Philip Salmon
on Sat 26 Jul 2008 11:02 AM EDT
Generally it has been a quiet month for sales and there are now 24 apartments for sale across all types. Breaking it down there are four San Salvador's from between $125000 to $215000, five Andros from between $129000 to $164950, twelve Abacos from between $119900 to $250000 and one Gran Bahama at $224950.
Closings have continued from the good sales in previous months and of these five have been San Salvador's at between $109900 and $145000 giving an average sales price of $124880. The other three were Abacos apartments at between $110000 and $165000 giving an average sales price of $137660. Of those remaining to close there is one San Salvador, one Abacos and one Andros. I shall report on these next month.
Bahama Bay Resort is still providing good investment opportunities at competitive prices. When you consider the excellent facilities, the spacious layout of the Resort and the landscaping which is kept in great condition everything is there to provide a superb package. It deserves checking out and even if you don't want to buy it is ideal for that vacation.
Do not hesitate to call or email me if you think I can help with a sale or a purchase or even if you just want to talk things over.

Bahama Bay Resort has Grown!
by
Philip Salmon
on Fri 25 Jul 2008 12:51 PM EDT
Just a bit of news to let you know that Bahama Bay Resort has grown by five more buildings and whilst not all the apartments are available at present I expect they soon will be.
This has meant that there is now a fully operational additional heated swimming pool in operation making a total of five pools now on the Resort. This one has a spa as well.
There are now 530 units on the Resort and those in the five new buildings above have elevator access as well as stairs.
Some of these buildings have a good view over a brand new pond as well and look towards Lake Davenport.
Come and visit Bahama Bay Resort for your next vacation.

Monthly Bahama Bay Resort Property Report - June 2008.
by
Philip Salmon
on Thu 26 Jun 2008 01:04 PM EDT
Sales last month were well up and I think it is true to say that things have slowed a little this month. However there have been a number of closings and generally the closing price has been below the listing price for instance an Andros apartment was listed at $132000 and sold for $130000 and an Abacos listed at $129900 sold for $126000. A San Salvador listed at $121600 sold for $112000. There have been no Gran Bahama apartments sold. A couple of apartments did beat this trend and sell higher than listed but they were bank owned and they have gone for the highest offer.
At present there are still a further 10 apartments to close.
The Multiple Listing Service has 24 apartments listed across all types. There are 5 San Salvador's from $119900 to $215000 and 7 Andros from $129000 to $169000. 11 Abacos apartments from $133500 to $250000 and just one Gran Bahama at $215000.
This means there is still plenty of opportunity to invest at Bahama Bay Resort and at attractive prices. If you would like to have some help or advice please do not hesitate to call or email.
