A couple of new sales have taken place during the month and both are of San Salvador apartments. At present they are pending with closings either in November or December. There are still two other San Salvador apartments where closing appears to have been delayed for whatever reason which I have reported on before. I shall continue to keep a watch on these and report again next month.

These sales have been replaced by additional apartments being listed and there are now 27 listings on the Multiple Listing Service from which this information is extracted. There are 4 San Salvador's listed between $118,500.00 and $215,000.00, 5 Andros at between $129,000.00 and $164,950.00, 14 Abacos between $124,500.00 and $250,000.00 and lastly 4 Gran Bahama apartments at between $169,950.00 and $229,000.00.

The new sales are encouraging but I would have expected this as now is a good time for sales prior to the upcoming holidays when I suspect things may quieten off again pending what we all hope will be a better year.

View Article  Sales Slow Again During September.

September has been quiet from a Real Estate point of view at Bahama Bay Resort. There has been little coming on to the market and more disappointing is that there have been few sales.

As at today there are four San Salvador type apartments listed at between $115,000.00 and $215,000.00, four Andros between $129,000.00 and $164,950.00, thirteen Abacos between $124,500.00 and $250,000.00 and four Gran Bahama between $175,000.00 and $229,000.00. That makes a total of twenty five apartments available at very competitive prices so there is plenty to suit all types of requirements and situated on this prestigious Resort complex.

On the sales front there has been just a sale of an Andros type apartment at $132,000.00  having been listed at $150,000.00 and an Abacos listed and sold at $119,000.00.There are two pending sales of an Andros and a San Salvador and I will report on these next month assuming they proceed to closing. The one for the San Salvador is the one I mentioned last month and which has not yet closed.

View Article  Quiet Month for Sales.

This has been a quiet month for sales with only one San Salvador having sold which was listed at $125000. I expect this will close next month so fuller details will be given then.

A couple of apartments have closed during the month one being a San Salvador listed at $103900 and sold at $97000 and an Abacos listed at $134800 which also sold for that price.

There are 24 apartments now listed on the Multiple Listing Service. These are comprised of 3 San Salvador's at between $115000 and $215000, 6 Andros at between $129000 and $164950, 13 Abacos at between $124500 and $250000 and two Gran Bahama's one at $199950 and another at $224950.

There is plenty of selection available on this prestigious Resort ideally situated for Disney and all the other attractions in the area.

View Article  Monthly Bahama Bay Resort Property Report - July 2008.

Generally it has been a quiet month for sales and there are now 24 apartments for sale across all types. Breaking it down there are four San Salvador's from between $125000 to $215000, five Andros from between $129000 to $164950, twelve Abacos from between $119900 to $250000 and one Gran Bahama at $224950.

Closings have continued from the good sales in previous months and of these five have been San Salvador's at between $109900 and $145000 giving an average sales price of $124880. The other three were Abacos apartments at between $110000 and $165000 giving an average sales price of $137660. Of those remaining to close there is one San Salvador, one Abacos and one Andros. I shall report on these next month.

Bahama Bay Resort is still providing good investment opportunities at competitive prices. When you consider the excellent facilities, the spacious layout of the Resort and the landscaping which is kept in great condition everything is there to provide a superb package. It deserves checking out and even if you don't want to buy it is ideal for that vacation.

View Article  Monthly Bahama Bay Resort Property Report - June 2008.

Sales last month were well up and I think it is true to say that things have slowed a little this month. However there have been a number of closings and generally the closing price has been below the listing price for instance an Andros apartment was listed at $132000 and sold for $130000 and an Abacos listed at $129900 sold for $126000. A San Salvador listed at $121600 sold for $112000. There have been no Gran Bahama apartments sold. A couple of apartments did beat this trend and sell higher than listed but they were bank owned and they have gone for the highest offer.

At present there are still a further 10 apartments to close.

The Multiple Listing Service has 24 apartments listed across all types. There are 5 San Salvador's from $119900 to $215000 and 7 Andros from $129000 to $169000. 11 Abacos apartments from $133500 to $250000 and just one Gran Bahama at $215000.

This means there is still plenty of opportunity to invest at Bahama Bay Resort and at attractive prices. If you would like to have some help or advice please do not hesitate to call or email.

View Article  Active Month for Sales - May.

This has been an active month for sales at Bahama Bay Resort. There are eleven apartments waiting to close and most of these are next month or later this. Once they do close then we shall be better able to understand the price trend as it is at present. Essentially there are four San Salvador's, three Andros and four Abacos apartments waiting to close. Two Andros apartments have closed one was listed at $139000 and sold for $139000 and the other listed at $149000 sold for $120000. A Gran Bahama also closed and listed at $169900 and sold for $175000. This one really bucked the trend!!

At present there are six San Salvador's listed at between $124900 and $215000, seven Andros at between $139900 and $169000, ten Abacos at between $129900 and $250000 and last but not least just two Gran Bahama's at $215000 and $235000 respectively.

As I said earlier I am looking forward to next month to see what the current trend in prices is and to check if the present activity is going to continue. With now only 25 apartments for sale the inventory is reduced and it will be interesting to see if sales hold up overall. I will report accordingly in my June feature.

So you can see there is still plenty to choose from and Bahama Bay Resort is now providing a good opportunity to invest.

View Article  Real Estate - More Activity in April.

There has been some good activity this month and there are now six sales pending and there have been two closings. The following figures have been obtained from the Mid Florida Regional Multiple Listing Service.

Of the panding sales two are San Salvador apartments and both at $121600, two are Andros apartments at $139000 and $149900 and two are Abacos type apartments at $129900 and $145000. I will report on these again next month by which time they should have closed.

The apartments that have closed are an Abacos listed at $154950 and sold at $135000 and a Gran Bahama listed at $202000 and sold at $182000. 

Thirty apartments are now listed for sale across all types. There are seven San Salvadors ranging from $119900 to $215000, ten Andros from $132000 to $214867, nine Abacos from $144900 to $250000 and four Gran Bahama from $169900 to $235000. So you can see there is plenty of choice and a good price range.

Undoubtably now is a good time to invest and this is prime time with the Spring Season underway and Bahama Bay is looking attractive both as an investment and as a Resort.

View Article  Great Time to Buy at Bahama Bay.

Spring buying season is here and there are some bargains to be picked up at Bahama Bay Resort.

I have consulted the Florida Multiple Listing Service and there are now nine San Salvador type apartments available listed between $121600 and $215000. There are twelve Andros type listed between $132000 and $214867. Of the larger apartments there are fourteen Abacos type listed between $145000 and $250000 and four Gran Bahama's at between $202000 and $235000.

That makes a total of 39 available for sale and they are situated all across the Resort which incidentally is looking really good with the bit of rain we have had recently. Over Easter I have been told the Resort was fully booked.

There are three pending sales awaiting closing. Two of these are Abacos type apartments where they were listed at $129900 and the other is a Gran Bahama listed at $179900.

Two sales have closed during the month. One is an Abacos listed at $129900 and sold for $125000 and the other a San Salvador listed at $135000 and sold at $125000.

The property market has not changed since my last report. There is still a lot of inventory out there and I haven't seen any evidence yet of confidence returning to prospective buyers. Property is cheap at present but buyers do not feel that values will increase and the mortgage market is still recovering from the sub prime mess which has meant that the lenders have tightened up on their lending criteria. Bigger deposits are generally required and there is a lot more paperwork.

At Bahama Bay Resort there are forty apartments for sale and all types are available. Some are foreclosure properties. However a good thing is that the very cheap apartments have been cleared out and now the cheapest is a San Salvador listed at $136000.

San Salvador apartments are from $136000 to $215000, Andros apartments $139000 to $215000, Abacos apartments $149,900 to $250000 and Gran Bahama apartments $179,900 to $239000. The highest price apartments have been for sale for some time and the prices being asked represent those from many months ago.

In January an Abacos sold for $145000 having been listed at $148000 and a Gran Bahama for $245000 having been listed at $249000.

There are three recent pending sales where closing is due shortly. These are the lesser priced apartments that I mentioned above. I will report on these in more detail next month when closing should have occurred and I have more detail.

This is the first report I have made so I will just appraise you of what is for sale at present at Bahama Bay and then in future months I will up date the sales made and what is available.

There are presently 49 apartments for sale and they cover all types. The types are the San Salvador, the Andros, the Abacos and the Gran Bahama. The lowest priced Abacos is priced at $138,000. Three bedrooms/two bathrooms

The lowest priced Gran Bahama is priced at $211,950. Three bedrooms/two bathrooms.
